Administration

Do I have to make an appointment to get a tour, or do you accept walk-ins?

No, you do not need an appointment; we are happy to take walk-ins. However, we recommend you book an appointment so that you have our dedicated time to show you around the community.

How accessible is management at the leasing office?

Our office staff is available Monday-Friday 9am to 6pm and Saturtday 10am to 2pm. Our office is closed on Sunday.

How do I apply for an apartment?

You may apply in-person or online.

What is your application process?

  2. Submit all supporting documents
  3. Consent to a background check and credit check
  4. Wait to be approved
What happens if I had a previous eviction?

We encourage you to apply no matter your leasing history. 

How long does it take for my application to be approved?

The approval process usually takes 1-3 business days.

What is required in up-front costs when I sign the lease?

There is an application fee ($75 per person) and no administrative fee. You will be required to pay all deposits and any pro-rated rent that would be due for the remainder of the month in which you move in.

What are my options for paying my rent?

Rent payments are preferred to be made through your easy and convenient resident portal.  Payments can also be made in person at the office during regular business hours.  We accept personal checks or money orders.  No Cash! 

How do I pay rent online?

It’s easy to set up an account to pay your rent through the renter portal.

Are there any monthly fees?

There are optional services available for a fee.

Your leasing agent will discuss these fees with you.

Am I required to purchase renter’s insurance?

No but we do strongly encourage it.

Which utilities are included in my rent?

Electricity, trash, water, sewer/stormwater are included in your rent.

Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?

No, we do not offer a price reduction for paying in advance.

If I transfer from one apartment community to another, will my security deposit transfer to the new community?

A security deposit transfer is possible. Please contact the leasing office to request a security deposit transfer.

Is there an up charge for a pool view?

Yes, there is a $20 upcharge for a view of the pool.

Am I allowed to sublet my apartment?

No, subletting your apartment is not allowed.

What fees will I have to pay if I break my lease?

Please provide a 60-day written notice. A lease termination fee equal to mone moth’s rent will be charged to break your lease.

Do you offer short-term leases?

Yes, but there is a higher rental rate for shorter leases.  We offer 6, 9, and 12-month leases

Do you offer corporate leases?

A corporate lease may be available. Please contact the leasing office for more details.

Amenities

What amenities does the property offer?

The property has a swimming pool, a dog park, and a covered pavilion.

What are the pool's operating hours?

The pool is open from 10am to 10pm during season.

Is there enough parking available?

There is plenty of onsite parking.

Are pets allowed?

Yes, 2  pets per apartment are allowed. Breed restrictions apply. 

What fees are associated with having pets?

There is a one time non-refundable fee of $150 per animal and a one-time refundable deposit of $150 per animal. 

Are there weight or breed restrictions on pets?

Breed restrictions do apply. Please contact the leasing office for more details.

Is there a pet park?

Yes, there is a pet park.

What appliances are standard?

Stainless steel appliances, including a full-size refrigerator and a 2-burner stove, are standard.

Do you offer furnished apartments?

No, we do not offer furnished apartments.

If I have a package delivered, will you hold it at the leasing office?

We will not hold a package at the leasing office. However, we do offer parcel lockers.

Are there quiet hours?

Quiet hours are from 10 pm to 5am daily.

Are there fees for using communal spaces?

Communal spaces are available free of charge.

Our community is near the Best Western Plus, Taco Casa, El San Luis Bar & Gress, Veterinary Medical Center of Athens, Cotton Patch Cafe, Walmart Supercenter, and more.

What school district is the community in?

Athens Independent School District and Trinity Valley Community College

How far is the nearest dog park?

There is a dog park on site.

Where do residents shop?

Residents shop at chain department stores, antique shops, apparel and accessories boutiques, art galleries, consignment and thrift shops, and other specialty stores. 

What’s the nearest coffee shop?

There are several nearby coffee shops to choose from: Callaway’s Coffee & Bistro, Thrive Cafe, Dana’s Herb n’ Juice Coffee Garage, Dutch Bros., Starbucks, and more 

Maintenance

What will you do to prepare my apartment before I move in?

We will ensure your apartment is spotless before you move in.

Do you have onsite maintenance?

Yes, we include 24/7 onsite maintenance. 

How do I get help if something in my apartment needs repair?

Maintenance requests should be submitted through your resident portal, or by contacting the property manager in the leasing office. 

How are maintenance issues handled?

Residents submit maintenance requests either online or at the leasing office. We will take care of the issue as soon as possible.

Do I have to be home for a service technician to perform maintenance?

No, you do not have to be present for a technician to perform maintenance.

How can you help if I’m locked out?

Contact the leasing office during office hours, or call the on-call team after hours.
